Spring
Piney woods, historic charm. Know the real cost before you buy.
Spring sits just north of Houston and just south of The Woodlands, under the same tall pines. It's a mix of historic streets, established neighborhoods, and newer master-planned communities near ExxonMobil's campus. Most of Spring is unincorporated, which means no city property tax, but many homes carry MUD taxes instead. School district lines also split the area, and they can shift resale value. I run those numbers before you write an offer.

School districts
Spring is served mainly by Spring ISD and Klein ISD. Homes on the Montgomery County side of Spring are often zoned to Conroe ISD. The district line runs through several Spring ZIP codes, so two homes a few streets apart can attend different schools and sell at different prices. Always confirm zoning by the exact address.
